I'm planning to sell my current Executive flat in Tampines.

Before I start selling I need to find an agent that is familiar with HDB transactions but before that I have a question with regards to extension of stay.

1) I've talked to a HDB officer and he said that I can't apply for contra if I'm using a bank loan. Is this true?

2) How do i get another property as soon as I sell my flat? Can I ask for a free extension of stay with the buyers of my Tampines flat? Is it true that it's 6 weeks. Do i need to pay them for this extension?

3) I would like to engage a property agent who is well versed with HDB regulations to sell and then buy me a 5I flat in Tampines. Thanks.

Morning Karen,

The HDB officer is right. I would assume that your current unit is purchased with HDB loan. If it's your 1st HDB loan, and you want to perform contra, you can apply for 2nd HDB loan. However, you will be required to utilize 50% of the cash profit, from the sales, before HDB will loan you the balance.
As for the extension of stay, it should be agreed upon, between the buyer and seller, before signing the OTP. The extension period, and compensation, if any, should be negotiated prior to signing the OTP too.
Depending on your requirement, I do bring some of my owners for viewing, while selling their unit, or sell their unit first, and start viewing, once there's potential buyer.

As fellow agents have pointed out, I'd like to highlight 1 additional point for your consideration as it involves buy and sell, it would be pretty stressful since you need to ensure that you sell your unit at a reasonable price and ensure that you are able to purchase a unit at a reasonable price within your financial calculations and in time for both transactions to be completed, with necessary renovations and all for your purchased unit done should you be unable to arrange for any alternative accomodation during the transition phase.

Based on your enquiry, its best to sit down & speak to an agent whom you are comfortable with. You can speak a few before making your decision.

Briefly on your queries :

1. Only buyers taking HDB loan are eligible for CONTRA Facility.

2. Best to discuss during the meet up with any agent to listen to the option you may.

3. To me, every single transaction is unique. My suggestion is to engage someone who is dedicated & committed will be a better choice.

I have a buyer looking for EA/Em in Tampines staying in 5room flat (high floor corner unit), so it will best if we could arrange for a coffee & discuss on the various option you have in selling your unit with no obligation.

My main concern for all sellers when they sell their flat is that they must have an alternate place to stay after the sale. Can be rental unit or they already bought their dream unit or a place from friends/relatives.

Contra only can be done if your existing flat no outstanding loan or with HDB loan and buying the next HDB flat with no loan or HDB loan.

Hi Karen,

I have resolved similiar cases like yours before. Such cases really need to have a match, especially like when you buy your next 5I, you must able to get keys earlier and then delayed submission on your units. Else, it is not ideal for you to shift house twice. Furhermore, there will also be the bank loan option to solve.
