I'm now 59 and my husband 64 and have 2 private properties, we had already bought twice direct from HDB but without getting any grant. My questions are:-
1) Can we buy a studio apartment direct from HDB again.
2) If need to sell our private properties, how long we have to wait to buy the studio apartment.
3) Can we pass the studio apartment to our children or sell it in the open market when we are not around or need to sell back to HDB?

Hi,

1) HDB is no longer build any studio apartment. The flat for SC who intend to get a smaller flat for economical or maintenance reason, is 2-rm flexi with 30 or 45 yrs lease.
Although you had enjoyed subsidized flat twice, you are still eligible to apply except you have to pay a resale levy.

2) You have to wait out for 30 months (2.5 years) upon dispose off your private properties before eligible to submit an application.

3) These 2-rm flexi are not transferrable. They are meant to provide a mean for accomodation only and not for futher investment or capital appreciation.
HDB will claim ownership of these flat by the time all owners exit from the flat.

    Thank you so much. I had already paid my levy when I sold my HDB flat and bought an EC about 18 yrs back. Do I still need to pay levy when I sell my private property and buy studio apartment direct from HDB.

Hi Mdm,

You will need to serve a wait-out period of 30 months before being eligible to go for a studio apartment. This may not be the wisest choice, as the apartment comes with short lease, and is not transferable to your children.

I believe your children would prefer you to leave them with private properties instead. If you need retirement funds, you might wish to downsize from your private properties, or switch to another location.

Hi,

It depends on which type of hdb studio apartment (or what they term as hdb 2rm) you are looking at. There are 2 types to this hdb 2rm, ie. 2rm 99 year lease or 2rm flexi (with various lease periods)

You can't qualify for 2rm 99 year lease as you have already bought 2 subsidized flats from hdb (any purchase direct From hdb is considered 1 subsidy taken).

You can qualify for 2rm flexi provided you sell away your private properties within 6 months of 2rm flexi key collection. The downside is you can't sell in open market or pass down to children, only can sell it back to hdb.

Good day madam .

You and your husband do not qualify to buy any more cheap new subsidised hdb.

You and your husband combine can buy a resale hdb ( market price therefore a non subsidised hdb ) if both of you are willing to dispose your private later on , within 6months AFTER collecting key to your resale non subsidised hdb . This resale hdb can be re sold in open market when you and your husband wish to , this resale hdb need NOT be returned to hdb board .

Alternatively you and your husband can rent a hdb studio , essentially it means renting the hdb and paying the 30years rent UPFRONT in one payment , the 30years rent paid upfront will be return to you or your husband on a pro rate basis when you return the rental hdb . Very roughly it is approximately $250 to $450 rent per month but paid upfront for a 30year rent lease . This rental hdb CANNOT be re sold in open market . Likewise you only need to sell the private properties later on , latest within 6months after collecting key to your rental hdb .

Dear Mdm,

1) Each person is entitled to subsidized housing twice and unfortunately you have utilized your 2 chances and therefore are not eligible to purchase a studio apartment from HDB anymore.

2) If you are eligible, you will need to observe a waiting time of 30 months after the disposal of your private properties before you are eligible to buy directly from HDB.

3) For studio apartment, you will not be able to pass down to your children as they will be returned to HDB with the refund in the remaining lease in monetary terms to your children.

You may want to consider selling one of the private property to fund the purchase of a smaller property to stay instead.
