Good afternoon Ms,

Have you fulfil your 5 years minimum occupation period? Your household has at least one Singaporean?

If yes, you are eligible to purchase a private condo solely under your name but do understand that there will be cooling measures applicable like:

- additional buyer's stamp duty
- lower loan amount due to existing housing loan if any
- fulfilment of CPF basic retirement sum if you have utilised CPF OA funds in your existing HDB

Good afternoon,

May I know if your 5 years MOP has been fulfilled? And if there is at least 1 Singaporean owner for the HDB? If both answers are yes, you will be eligible to purchase the condo under your own name.

Do note there will be ABSD (additional buyer stamp duty) if you are the HDB co-owner as the condo purchase will be the 2nd residential property. For 2nd home loan, the loan to value is also lower, and there could be CPF usage restrictions for 2nd residential property.

Dear madam,

Are you or your husband Singapore Citizen? Have you met the 5 years MOP for the current HDB? If the answers are yes for both the above questions, then you are eligible to purchase a condo under your own name, with the respective Additional Buyers' Stamp Duty (ABSD) applicable on your purchase should you be a co-owner of the existing HDB. If you are only the essential occupier for the current HDB, then you will not be subjected to ABSD. Hope the above helps!

Hi Mdm,

As you are already the owner of HDB flat, buying a condo under your own name is possible but you will be subjected to the Additional Buyer Stamp Duty (ABSD) of 17%. If you still have an outstanding loan for your current HDB, your loan for the purchase will also be affected as you can only take up a loan of maximum 45% of the valuation of the property.

Hi,

1) You will have to fulfil below 2 conditions in order to be allowed to buy a private residential property after owning an HDB flat:
(a) Fulfilled MOP of the current flat.
(b) 1 of you couple must be a citizen.

2) You have to be reminded that you will be subject to a 17% ABSD on your purchases if you are a citizen.
