I'm looking to sell my 3-bedroom unit at The Watergardens at Canberra. I've engaged an agent to market exclusively. I was wondering if I could leverage the expertise of the property experts here to provide support for co-broke opportunities. In addition to marketing on all the major platforms, I would be interested to find out if there are any other strategies to increase exposure/interests/views etc.

If you have already engaged the services of an exclusive marketing agent, you should trust the process that the agent has the necessary capacity and capability to sell your unit, otherwise he or she would not have been deserving of the commission and trust you have given to the agent.

Appointing an exclusive agent typically comes with the benefit of securing a faster deal at a higher selling price. A good agent should be able to provide you with a plan, and regular updates on the some of the below and more:
- Valuation and comparative market analysis
- Number of enquiries, viewings, offers
- Marketing strategy and demographic outreach plan
- Platforms listings (e.g. here on PropertyGuru)
- Print media efforts (newspapers, flyers)
- Social media marketing (tiktok, fb, instagram, youtube)
- Telemarketing efforts (e.g. cold-calling)
- Co-broking efforts (both within the agency and outside of his/her agency)

While you may find co-brokers on platforms like this yourself (assuming your agent hasn't already done so), it would be advisable to direct these brokers to work with your exclusive agent to maintain only a single-line of communication to best protect your interests.

Nevertheless, if you are unsatisfied with the agent because they have not provided the level of service you expect, you may have a discussion with the agent on terminating the arrangement at the end of the appropriate period, and moving on to a different agent who might meet your expectations.

After the exclusive 3 months expired and the agent still cannot sell , you might reach out to me to discuss if you are like me , you do not think tht exclusive agent will definitely bring the best outcome for owner > there are pros and cons of using exclusive agent and open listings > it does not Mean exclusive agent is the best strategy > personal opinion: based on the SELLER experience and outcome is more practical > if exclusive expired and does not work for you , and u still like the agent to work for you > consider use me as the 2nd agent as i do not agree that best strategy is to give exclusivity for a exclusive agent :)
