$4.5m is a relatively healthy budget to consider a landed home, where the range of properties you can look at is probably the terraces or to some extent, a small semi detach. Using the same budget of $4.5m , Yes you spend all of it on a landed property . Or , the same budget can buy you two condo unit , one condo for self stay , the other condo for investment and rental income , or possibly 2 condos with enbloc potential .

So it depends On .........

1) how much you like staying in a landed property vs staying in a condo and collecting rental from a second condo.

2) How much you need or appreciate the condo rental income of $5k to $6k versus staying in a landed property , some people are not keen of collecting meagre rent.

3) personally i like enbloc potential condos investment , however dont bet too much on a enbloc , such property are physically old and old fashioned too , And need lots of luck , time and patience in securing a enbloc jackpot .

1) It depends on your short and long-term objectives.
2) Buying a landed property is someone's lifetime dream and nothing will change his mind. If you are in this state, then you should go ahead to fulfill your dream.
3) Not everyone is suitable for landed houses unless you have always lived in a landed house.
4) A condo is more suitable for people who prefer to stay on higher ground and prefer to overlook at a wider perimeter than on the ground.
5) You have the budget for both thus have to ask what do you really want.

I think it will depend on your purpose of the purchase.

Are you purchasing for your own stay? And do you have a big family? If so, then the space a condo can offer you as compared to a landed may not be suitable for you.

Or are you looking to purchase for rental purposes? If so, then condos generally has much higher yield over landed properties.
