can i still buy a new condo to live in? Or must i occupy the HDB with my mother first? is there a limit to the number of private property i can own if have a HDB?
If you had met the 5-year Minimum Occupation Period (MOP) as an occupant, you can proceed to buy a private property without any restrictions. There is no limit to the number of private properties you can own. However, you will be subjected to the Buyer's Stamp Duty (BSD) and Additional Buyer's Stamp Duty (ABSD).

Do you mean you also own the condo you are currently living in? As long as the MOP of the hdb flat of 5 years are met, you can purchase another condo, however the ABSD rate of 12% (if 2nd property) will apply since you already own the hdb. Also max loan is 45% if you also have another outstanding home loan.

For your case, you currently has one residential property count under your name since you are one of the owners of the HDB. You may still proceed to purchase a private property to stay or invest but you will be subjected to the Additional Buyer Stamp Duty for 2nd and subsequent properties. There is no limit on the number of private properties that you can own as long as you pay the stamp duties and can support the loan requirements.

1) First of all, log into HDB.gov.sg to MY HDBpage using your mother singpass to check whether you are the owner or occupier.
2) If you are the owner, check under the same link to see whether your MOP had expire. If it already did, you may purchase a private property.
3) There is no limit to number of property own after you complete your MOP. However, 12% additional buyer stamp duty apply to the 2nd property you purchase, and 15% for any property bought after that.
