If your current unit is a direct purchase or have enjoyed HDB grant, and you intend to downgrade to a new HDB unit, you are required to pay a levy of $45k.

Hi Kim,

With regards to your query, if you are still considering taking HDB loans, then you will have to cough out the $45K levy + all the admin fees + lawyer fee + stamp fee. On top of that, you need to utilise up to 50% of your profit from selling your current flat in the purchase of the 3-rm flat.

However, if you are not using HDB loan, then you save $45K but you need to pay min. 5% cash for bank loan + the COV. Hence, it's is more prudent to workout in details the financial implications before you act on it.
