Hi,

1) Your agent's advice showed his/her concern beyond just finding something you want.
2) You have to understand that EA/EM was built in the '90s, so it is easily 20+/30 yrs old.
3) Gov had stopped building any EA/EM in 1996. EC was then introduced to fill up this gap.
4) Note that EC can eventually be privatized and allowed to sell to foreigners and even have high chances to get enbloc by developers.
5) Buying an EA/EM does not have such an advantage as EC, and even without facilities like what EC is enjoying.
6) If you are merely buying it for its size, then it is understandable. Because this is one of the advantages of EA/EM and only jumbo flat can beat it, low maintenance cost is also one plus point as compared to EC.
7) So depends on which phase you are in at the moment, your 10 years plan in your property portfolio and your main objective in this purchase.

Hi, every buyer differs and it is really dependent on your needs and wants. If your priority is about sourcing for a spacious flat and not thinking of it as an investment and will not be intending to sell at all, then a EA or an EM may be good for you.

Every family will have very different needs and expectations. Not all Buyers look into maximising profits when purchasing a property. Some Buyers weigh Space and Convenience over all other factors too.

For example, a family with 4 kids or a 4-generation family may need a much bigger space, hence an EA or EM may be suitable for them. Whereas, a family with no kids or only 1-2 kids may not require such a big space afterall. While there are also some who prefer to stay near to their children or parents for family support.

Ultimately, it depends on you and your family's needs, objectives and expectations. And you are the one who knows which property will suit you and your family best.
