Hi,

For new EC, you might want to note that the income ceiling is 14k/month. New EC might be better in terms of capital appreciation potential but the locations are often in the suburban OCR regions where infrastructure plans are in the works for development. For resale HDB, you have more options, especially units in the city-fringe areas / mature estates and typically they are more spacious. The downside is they are typically older and have less years in their balance lease.

If its for long-term stay, there are more subjective requirements such as proximity to parents / particular schools & locations. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

There is never a right answer but which is a more suitable fit in your scenario. Do not forget that there is also an option of private condo for your consideration.

If you were to ask me, I would say that the financial plans and commitment will be my primary consideration. We do not want to overcommit with the uncertain economic conditions, unless we already have the bulk of funds in place to weather storms for prolong period should we be unlucky to lose our jobs moving forward.

If your income is within the cap for an Executive Condo (EC), then I will advise you to consider this option as historical statistics have shown that majority of the EC owners are able to make a decent profit when they sell the EC. The returns from buying an EC as compared to buying a resale HDB is definitely better.
