I'm currently an owner in our 1st HDB sale of balance flat ( with gov grant ) with my husband. However, we are going to separate.

I'm looking for buying a resale flat with no grant after the divorce. In the future, if I want to get another BTO flat with my mother, will I be able to do that? Or the 2nd resale purchase is considered 2nd time? thank you!

Good afternoon,

Sorry to hear about the situation, I hope you are managing well. Yes your current flat is considered 1 subsidized flat, the next resale with no grant involved is not considered subsidized flat. So you still have 1 more BTO chance, as long as your mother has not enjoyed more than 2 housing subsidies. Do note a resale levy will be payable for your 2nd subsidized flat.

As you are planning to apply for BTO with your mother, it will also be important to know if your mother has utilised any of her chance to purchase a HDB (BTO or resale) with your dad and your present family nucleus to determine if you are eligible for another BTO.

For your situation, you will be considered as a 2nd timer and you will still be eligible to apply for a BTO flat with your mum in the future but 1/2 the resale levy will apply. The amount depends on the flat model of the sale of balance flat.

1) You will be considered a 2nd timer when you apply the BTO with your mum.
2) As long as buying a resale flat with no grant, then this is not considered as enjoying a subsidize from the govt.

Hi
I am glad to inform you that your 2nd resale purchase is not considered a subsidised flat even if you claim a PHG grant for it. As such you are still considered a second timer if you purchase a BTO in future. However do note that resale levy applies for your next BTO and if you wish to apply with your mother as a co-owner, your mother must not have purchased 2 or more subsidised HDB (Resale with HDB grant or purchase direct from HDB) in the past.
