I'm current staying in a 4-rm HDB flat under Joint Tenancy with my Dad.

How do I give my wife some insurance over the property matter?

Do I convert the Joint Tenancy to Tenancy-in-Common? Or will it be better if I stay under Joint Tenancy and write in my will to transfer everything under my name to my wife if anything is to happen to me?

Good morning Ernest,

Under estate planning, you can WILL your share of the unit to your spouse if the unit is placed under tenancy-in-common. Under joint tenancy, the surviving party will become the sole owner of the unit. Alternatively, you can opt to add your spouse as one of the co-owner, if she is SPR or SC.

Hi Mr Ernest,

Your wife has to be a SC or SPR in order to have any share to HDB flat.

Your main concerns are as follow:
(1) JT: How it works. Under this ownership, the surviving party will takeover the other share without any challenge. A will is not useful in this case.
(2) TIC: This is a better approach, as you can decide how much share you planned for her to takeover. However, your father has to agree to the changes. Only under TIC, you can set up a Will for her to takeover your share totally if anything happen to you.
