Selling:
1. Pricing Strategy
Selling price will be depend on level, facing, condition of unit, etc

Good afternoon,

You may wish to consider older HDB EA units around 130 - 140sqm in Yishun Woodlands or Admiralty that can accommodate 4 bedrooms at least or jumbo units around 160sqm - 180 sqm in Woodlands area that have typically 5 bedrooms or more.

From HDB perspective, you can consider looking into EA, EM, jumbo or multigen unit if your are eligible. For private property wise, you may consider a landed property, depending on what is the price range you are working on for the upsizing.

Hi Sir/Mdm,

It is good to start planning early. As your family consists of 7 members, I would suggest getting a bigger unit so that everyone in the family can stay comfortably. You may want to consider an Executive Apartment or Maisonette for the bigger space and these flats are value for money for the price tag. However these flats are older and generally owners are concerned about the lease decay and flat value in the future.

If your budget allows, can consider resale condos which are 4 bedroom or 5 bedroom. These unit types are lesser in supply and will continue to enjoy good appreciation in value in the future due to their bigger floor areas.

For upgrading, it is also important to plan your timeline properly so that we can ensure that the cash outlay is minimal and more importantly you can transit from your current place to the new one without the need for an interim housing solution.
