I'm an overseas based SC, looking to move back to SG in a few years with my foreign spouse. Ideally, we would like to get a BTO, and then return when the flat is completed. There are a few questions that I've not really been able to find answers to.

1) Income ceiling: Will HDB look at gross or net income? Although our gross incomes are high, the taxes are high too. So our net take home is actually significantly lower.
2) Loans: Given that 100% of our incomes are earned abroad, how likely are we to be able to obtain a bank/HDB loan?
3) Does my spouse need to have a valid visa of any sort before we can apply?
4) What grants would we be eligible for?

Please also feel free to point out things that I may have overlooked! Thank you!

Hi Candy,

You are only eligible to apply for a 2-room flat under the Non-Citizen Spouse Scheme.

1. HDB will look at your average gross monthly household income.

2. If you wish to obtain an HDB loan, your average gross monthly household income must not exceed $7,000. For a bank loan, you can get up to 75 per cent financing.

3. Under the Non-Citizen Spouse Scheme, your non-resident spouse must be holding a valid Long Term Visit Pass or Work Pass of any validity period, at the time of your flat application.
