i'm age 63, not working, my hdb flat is fully paid. my consent is after selling this flat, am i able to use the full amount incl. cpf portion (with my wife) to pay for new resale flat i intend tobuy

Good morning,

If both of you have used CPF OA for the property, you will need to set aside the Basic Retirement Sum amount before any excess CPF OA can be used for the next property.

As you are above the age of 55, you may not be able to use 100% of the refunded CPF to purchase the resale flat. We will need to check whether you have fulfilled the retirement sum before we can assess what is the amount that you can reuse.

Hi,

1) I'm not able to understand your needs in this change but could offer some general info for your consideration.
2) Find out your own flat estimated market value.
3) Find out the estimated market value flat you intend to purchase.
4) Once you've done the above, you will understand what is your position on an estimation of how much you need to top up if the selling and purchase are of the same flat type.
5) You might not need to top up if it is a downgrading of a bigger flat to a smaller flat type.
6) I'm assuming you are not going to take any loans for this exchange of flats.
7) Both of you are required to keep at least BRS (Basic Retirement Sum) based on the time you reached 55 yrs old in your RA.
8) The excess from your RA and OA can be utilized for your new purchase.
9) You have to write to appeal to the CPF board that you need the funds returned to your OA after selling your flat.
10) Make sure you've received approval on your appeal from the CPF board before start selling your flat.

As you're above age 55, you will need to set aside your Basic Retirement Sum (BRS) before you can utilise the balance from your CPF-OA for your next housing purchase. This applies to your Wife too if she's above 55 years old.
