If you're above age 35, you can purchase the HDB flat under Single Scheme.
Should your foreigner boyfriend wish to purchase a condo, my suggestion is for him to purchase it before both of you get married. Otherwise, he may need to wait till you complete your MOP before being able to purchase the condo.
