For your upgrading, you may want to pay special attention to your cash flow and your timeline. With proper planning, it is possible to plan the sale and purchase back to back so that you can minimise your cash component when you purchase and need not rent a place during the transition period.

Another factor you may want to take note is your age. As you are above the age of 55, you will need to satisfy the basic retirement sum amount after you sell your current property and less CPF will be available for the purchase.

At this age, it is difficult and risky for you to take a loan to finance your new flat. I would need a detailed information on your finances and since you are above 55, you have to set aside basic retirement sum in your CPF that could not be used for flat purchase. A most likely scenario is that you make use of the sales proceed on your current 3 room flat and use up whatever amount left in your CPF after setting aside basic retirement sum to finance your flat purchase. First of all, congrats on your decision to upgrade!

In your post you specifically mentioned that you are 56 years old and I am guessing you already know that there will be some restrictions in the usage of your CPF when you reach the age of 55. Due to the existence of Retirement Account, we will need to set aside our Basic Retirement Sum before we can use the remaining money for the purchase of your next house. We have helped many clients to upgrade their HDB flats to another bigger HDB flat and some of them are above 55 years like yourself. So that is why we are pretty familiar with the issues and complications that comes along a house purchase like yours.

What I can suggest is that maybe you can contact me and after that we can setup an online meeting session? We can chat and I will take this opportunity to do a financial calculation for you. Trust me, this is very very important, especially now you are looking to upgrade to a bigger house and not the other way round. I can also advise you on your timeline as you are doing sale and purchase concurrently so that needs to be discussed as well.
