I'm 56 this year and intend to sell my hdb resale unit at bukit merah and buy another resale at Telok Blangah. Do I need to fulfill the minimum sum in cpf ordinary acct or is there a window which I can use for this contra transactions?

Good morning Sir/ Mdm,

Yes you are required to set aside basic retirement sum of $83k when you sell off your current flat then thereafter you can use the excess in your purchase.

Perhaps we should do up a financial plan first before proceeding further.

Good afternoon,

It would be required of you to fulfill the CPF minimum sum before you are eligible to utilize the balance for the next purchase. However, in some cases, you can work with both CPF board and HDB to have have the CPF fund from your current unit to be transferred straight into the next purchase.

Dear Sir/Mdm,

Once you have the past the 55 years old mark, you will need to set aside 1/2 of your minimum sum (basic retirement sum) in your CPF account. What this means is that a portion of your refunded CPF from the sale of this flat will be locked in your CPF account and you WILL NOT be able to utilise this amount for the purchase of your next flat.

To confirm the exact amount, you can log on to CPF website using your singpass to check. If you do not have enough CPF and cannot secure a sufficient loan, there is also an option of appealing to CPF board to use a higher amount.

In my opinion, it will be better to plan out the finances to ensure that the sale and purchase made sense before you decide whether to proceed.
