As you have reached retirement age, your OA and SA would have been merched into RA. Hence we will need to communicate with CPF board on how much can you utilize should you want to use your CPF fund for housing purpose. With this information, we can work within budget for something comfortable and accessible.
As for the sales of the excess furniture, we can put it online for sales.

Yes you can purchase 5 rm flat, but as your CPF OA and SA will have been combined at age 55 to form your RA, your CPF monies available for housing will be restricted. For the bulky stuff, we can engage professional disposal services or sell it if still in working condition.

If you're a Singaporean, you can purchase a HDB resale flat, without needing your mother to be the essential occupier. You can still choose to list her as an occupier for the flat though. It will not be mandatory.
