I'm 35 year old, plan to buy a resale 4 room hdb alone and is it possible with a low basic ? .

My salary is only 2.5k plus (annual 40k with bonus) and CPF around 90K and have 250-300k cash on hand. HDB loan can loan max up to how much? And need how much of cash? Thanks!

Good morning,

Based on $2.5k gross monthly income, the max loan is $158k approx assuming no other major loan obligations monthly. It should be slightly higher since you also have bonuses. Is that the 13th month bonus that is recurring?

You will also receive first timer grants of $20k if you have not purchase any subsidized flat before. And likely also EHG of $20k as your income band is between $2501 to $2750. These plus your 90k cpf oa on hand will mean $130k CPF available.

Putting them altogether, the purchase price range we should look at is approximately $520k - $570k for 4-rooms, and there are quite a few options for flats in the outer areas. May I know which location you are focusing on?

Are you Singaporean? If yes, you will be eligible under Single Singapore Citizen Scheme.

Based on your income, you should be eligible for HDB loan amount around $158k. You will be eligible for housing grants like CPF housing grant, enhanced housing grants and even proximity housing grant if you choose to live near or with your parents.

You will be able to loan around $140,000 and on top of your CPF and cash savings, the estimated purchase price should be $450,000 or slightly higher which allows you some options of 4 room flat in the market if you are not particular about locations. That is also not considering the housing grants that you maybe eligible for. Perhaps you can kick start the process by doing up your HLE first to firm up the numbers before embarking on the home hunting process to be more firm on what your available choices are.
