I'll be getting my bto flat this sept,. As i'm not eligible for contra facility, when will be a good time to sell my flat so that I can do a smooth transition from my flat to the new bto flat and also to minimize the money to be paid out.

Hi, in fact you could start to appoint an agent to market it right away. Firstly, due to the weak market sentiment, it will take longer than usual to sell a unit these days. Pls feel free to let me know if you need any assistance.

There are still HDB units transacted in every estate on a monthly basis, therefore as long as your unit is not in deplorable conditions, with all negative factors like low floor, facing rubbish center or bus stop or etc, and you are realistic in your expectations for pricing, your unit should be sold within 3 months from marketing. If you are firm in the key collection date of your BTO, you should probably start to explore marketing your property right after Chinese New Year as the paper works itself takes 7 days to complete before you can sell officially and we will also need to get your unit in its ideal conditions to be presented to prospective buyers. Get in touch with me perhaps so I can make arrangements and schedule out a timeline for you to work on before showing that very first buyer whom may turn out to make the right offer for you.

If you are keen to minimise $$ to be paid out, I will recommend you to start marketing your unit for sale soon and request for an extension so you can have the cash proceeds from your sale and time to renovate your BTO before you move in.

3 to 6 months for marketing and sale -> Up to 3 months extension agreed with buyers (June) -> Move into BTO by Sept
