Hi Mr. Lee,

If the amount of Sale Price less the outstanding loan, cannot cover the total CPF utilized + accrued interest, it is considered a negative sale. For negative sale cases, if unit is sold at or above valuation,you will not be required to refund fully the CPF utilized + accrued interest, it is treated as investment losses.

If your sale proceed is less than the amount required to repay your CPF account, this is considered a negative sales.

I would highly recommend to engage a professional sales person in assist in your sales so as to minimize the damage you are going face.

Good evening,

If the sales price is not sufficient to cover the outstanding loan, CPF monies utilized and accrued interest, it would be considered as negative sales. In most cases, it would be a CPF lost.

Good evening TS,

HDB will still proceed with the sale even though you dont have positive sale.

But do take note that CPF Board might require both of you to top up the difference in cash if the market valuation is above your sale price.

May I know how do I value add further in your property needs?

I recently assisted sellers to sell at market value with a negative sale of $60k. They dont need to top up cash for the difference.

A lot of sellers are facing the same issue as yourself ending up in a situation of negative sale. However, not to worry, you WILL NOT need to top up the different if you sell your property at or above valuation. Therefore, it is important to know the estimated valuation of your flat before marketing it for sale.

I have personally assisted many clients who end up in a negative sale. With proper marketing efforts, they were all able to get a good price for their units and none of them have to top up the difference in cash.

This situation is not uncommon. It usually happens to owners who have held onto their HDB flats for too long, and that the HDB price appreciation fails to match the rate of CPF accrued interest, hence resulting in a "negative sale".
