The tenancy agreement signed will have to stipulate that no subletting is allowed, and if you have already verified the identity of all occupants of the unit. When you have undertaken these measures to verify, it is unlikely that you will get into trouble with the authorities. Of course, you may also like to arrange for your representative (family member) to help visit the apartment occasionally to ensure that conditions of the apartment is in good conditions and have this inked into the tenancy agreement to be more assured.
