This depends on the profile or future housing plans pf the sellers. Generally from my experience, a person above 55 are more willing to sell their flats at a negative sale figure as they are able to cash out the CPF refunds after deducting the losses at an amount exceeding their basic/full retirement account. However there are others who are willing to sell their flat at a negative due to family requirement for a bigger flat or asset enchancement intentions. Trends in recent years have shown that HDB flats do depreciate in value over time and the chances of the value of a HDB flat increasing significantly is quite low. Increasing accrued interest may be one of the factor to consider buy not the only factor you should take into account. CPF Accrued interest is always increasing and it's calculated on a daily basis. As long as your property price does not appreciate at a faster rate than the accrued interest, the "negative sale amount" will become bigger.

My question to you is, what is your plan after the sale? Because the same thing will happen for your next purchase if the property does not have the expected appreciation.

Hi,

It depends on how you feel about the likely resale price of the hdb property. If the growth of the potential sale price can be faster than the growth of the accrued interest, it may be worthwhile to still wait things out. But generally speaking, this is not the case as various government policies are put in place to keep hdb prices affordable for the majority of the population.

Keeping the hdb and selling later may result in less CPF funds for the downpayment of the next place.

In my opinion, it will be better to sell early because of 2 main reasons.

1. The value of your HDB flat will continue to depreciate as what we have seen over the past few years due to the depleting lease balance.

2. The compounding effect of your CPF interests.

The longer you hold, the more negative it will become and the greater the loss you will suffer from your CPF. Please feel to contact me so that I can do up a calculation and show you the figures.
