2) Blk 172B mid floor, transacted $530k valuation $500k COV $30k
3) Blk 171B low floor, transacted $505k
4) Blk 171A mid floor, transacted $545k
5) Blk 172B mid floor, transacted $536k

Your valuation should be approximately $500k to $530k, COV depending on renovation and facing, but around $30k to $40k is common around this area.

Hi Xavier,

I believe you should have access easily for the past transacted prices from HDB website. What we as salesperson can do is only to estimate your probable valuation based on the past transacted data and units that are currently selling. There is no way we can tell you the exact value and bear in mind that HDB's valuation is carried out by an appointed 3rd party, not a bank.

From the above, I believe that it is unfair to simply plug out a figure based on reference data to estimate the valuation of your unit, without even having a slight idea how your unit is like, in comparison to the units sold or selling. There is no 2 identical units therefore such comparisons are unfair to owners like yourself.
