Yes, you can sell your flat in the open market if you have met your Minimum Occupation Period (MOP), as at the date of divorce completion.

If the matrimonial flat is bought directly with HDB (including resale flats bought with the CPF Housing Grant for Families) the 5-year Minimum Occupation Period (MOP) must be satisfied before the divorced party is allowed to take over the flat under the Single Singapore Citizen Scheme.

Alternatively, the divorced party may include another person to retain the flat subject to prevailing eligibility criteria and eligibility schemes regardless of the occupation period.

Hi,

1) You may proceed to sell your flat in the middle of your divorce process, since already met MOP, as long as both parties agreed.

2) The distribution of the sale proceeds will be according to the method of ownership:
(a) Joint tenancy: 50/50
(b) Tenancy-In-Common: according to the percentage of share.

3) But if there is a certain expectation from the normal distribution of sale proceed. Then it is advisable to wait out for the final judgment.

4) You will have to consult your lawyer on when you will receive a final judgment so that you could decide whether to start the sale process now or later.
