Hi,

Yes you can purchase the resale HDB immediately, and need not wait 30 months. The 30 months wait out rule is only if you plan to apply for new BTO or new EC (goverment subsidized properties).

Do note the essential occupier cannot use his/her CPF to fund the flat purchase, but will still have to serve out the 5 year MOP.

Hi Sir,

Allow me to clarify, you may purchase a HDB with your wife before or after the sale of your private property. If you purchase the HDB before the sale, you will need to sell the private property within a 6 months period. There is no need to wait for 30 months.

For the HDB purchase, both of you can be owners or one of you be the owner, whereas the other one as the essential occupier to form the family nucleus. Only the owner will be able to use his or her CPF to finance the purchase. Both the owner and the occupier will need to serve out the 5 years Minimum Occupation Period, during which both are not allowed to purchase a private property.

Yes, you will be able to purchase a resale HDB immediately after the sale of your private property (no housing grant), under the owner-occupier scheme, however, do take note of the eligibility schemes in owning a resale HDB where you can find out more here https://www.hdb.gov.sg/cs/infoweb/residential/buying-a-flat/flat-and-grant-eligibility/couples-and-families.

30 months window period to wait will only apply if you are planning to purchase an EC, BTO or SBF.

By the way, yes you could purchase a resale HDB flat right away after selling the condo. Usually what I would do for my clients would be we will market the condo and then view HDB flat at the same time and doing both concurrently so that it will be a smooth and seamless transaction where my clients could move into the HDB flat right away selling off their condo.
