Hi,

Since the EC is bought new from developer and with grant received, it is considered your first subsidized flat. Therefore you need to wait out 30 months after selling the EC before you are eligible to apply the new BTO. A resale levy of 55k will apply as well.

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Hi Sir/Mdm,

EC is considered a subsidized housing and because it is considered as a partial privatised after 5 years, after selling, you will need to wait out a 30 months period before you are eligible to apply for a BTO flat. There is also a resale levy of 55k if you were to purchase a new BTO flat.

Buying a BTO may not be the best option going forward because the resale levy and the long waiting period, 30 months of waiting and 4 to 5 years of construction period.

I regret to inform you that you're not eligible to apply for a BTO flat, unless you sell off your EC and then wait out a period of 30 months.

Proximity Housing Grant is the only Grant you're eligible for, if you purchase a flat that is within 4km to your parent's place of residence. Do take note that you are also liable to pay a resale levy $55,000 should you get a second subsidised flat (BTO).

Assuming you have not previously bought a BTO before, you may purchase another BTO only 30 months after you sold your EC. Resale levy typically $55k cash for EC also applies in this case. What you may want to do is to purchase a resale HDB right after selling your EC. You may then apply for a BTO with resale levy payable after 30 months from the date of selling your EC. By the time your BTO is completed, you will have met 5 years MOP of your resale HDB and can proceed to sell your resale HDB once your new BTO key is ready for collection.
