Hi,

The contract is valid once you pay a stamp duty for the tenancy. Implying it is recognize in court that both parties has the intention to enter into a contract.

The contract might not be comprehensive to state all common issues faced by landlord/tenant, but it is still valid, as long as both parties particulars, lease term, space, date etc are listed in the contract.

Of course, when there is a dispute, it will raise a lot of legal issues which both parties have to bear the cost of legal fees to deal with the difference.

So other than the terms stated in the contract, it is your words against landlord, and see how the court will judge.

Hi, the contract will only deem not valid if the stamp duty is not paid or the landlord is not the owner himself.
