Dear Sir/Mdm,

To purchase a resale flat, you will need to purchase it under the non-citizen spouse scheme and therefore your spouse will become an essential occupier to the flat. Under the current HDB rules, your spouse will need to sell off his or her overseas property within a 6 months period.

Alternatively, you may consider getting a private property together because ABSD will not be applicable as it will be considered as your matrimonial home although your spouse is a foreigner.

Hi,

If you're a Singapore Citizen, you could purchase a resale HDB flat under "Non-Citizen Spouse Scheme". There will not be any grants available as your spouse own a private property. Loan assessment will also be under your sole name, as foreigners cannot own a HDB flat. He/she will also be required to dispose off the private property latest within 6 months upon the HDB flat purchase.

Alternatively, you could also purchase a private residential under joint-names. Both your income can be used for loan assessment. If you're a Singapore Citizen, no ABSD is payable too as it's consider your first matrimonial home.

You may proceed to purchase a HDB under non citizen spouse scheme. You will be sole owner of the flat while your partner will be an occupier as HDB does not allow foreigner (unless SPR) to hold HDB ownership. Your partner also have to disposed off her private property within 6 months from the acquisition of HDB. To avoid such a complication, if you are above 35, it is advisable that you purchased under single scheme and even get to enjoy singles grant before getting married.
