Are you looking at new HDB units or Resale unit? If you are looking at new unit, you have to wait for 30 months before you are allowed to purchase one. However, if you are looking at resale unit, you can either purchase first then sell or sell and purchase concurrently.

As to which option fits your bill, the primary data required is your credit and income status, along with your age. This would determine how much loan the bank can disperse to you.

After which, we will need to work on the financial aspect for sales of your unit. This would allow us to understand how much cash you will be getting back and how much CPF will be credited into your CPF account.

Having gathered the financial data, we can then work on the lifestyle that you are looking for. Selecting the matching properties which match your liquidity will expose the answers to your questions.
