The current estimated valuation for sales is between $490k to $520k, excluding COV asking of $30k to $45k. THe difference is dependent on your unit's level, facing, condition and area size.

Hi,

For a full furnished 5I unit at JE st 13, the rental will range from $2.5k to $3k, depending on the condition of the unit. I have just rented out a 5A at 307 JE st 32, at $2.8k for 2 years lease (with document as proof).

For selling, the estimated valuation is $500k. The actual valuation will depend on the level, facing and condition of the unit. For COV, the estimated range is $30k to $50k, again depending on the factors mentioned above.

For rental, the market rental rate for a 5I unit ranges from $2,400 to $3,000 or maybe higher, depending on its condition.

As for sale, it will be very unlikely for me to give an estimation as figures I can provide are only based on the past transacted data and serves only as reference. Each unit is different therefore it is unwise to estimate the selling price for your unit based on other units' transacted data. It will be important for me to be able to assess your unit before providing any estimates.
