If I have negative proceed after selling my HDB, how do I repay my CPF+Accrued interest and resales levy? Do I need to top up Cash for both or only the resale levy?

Current Selling Price: 320K (At Market Value)
Outstanding loan: 0 (fully paid)
CPF + Accrued Interest: 330K
Proceeds: -40K(including resale levy)

Hi,

1) CPF + Accrued interest: You may put up an appeal to CPF to waive off the accrued interest with reason.
Do not mistake that all accrued interest can be waived, it is only after deducting all sales proceed and waive off the $10k accrued interest.
2) Resale levy: This cannot be waived and must be pay in cash. You have to dig out your saving for this payment before completion. Otherwise, you will not be able to collect your next purchase BTO/SBF keys.
The reason being you are receiving another subsidized flat such as BTO/SBF.

Hi,

If you sell your flat at or above Valuation, you (or your lawyer) could write in to CPF board to waive off this shortfall of CPF refund.

As for resale levy, it has to be paid in Cash, upon the sale completion of your first subsidized flat. The amount will be dependent on your flat type.

if you are purchasing another subsidized flat such as an EC and your current flat sold suffers negative sale, you can use your CPF to pay the resale levy. This is reflected in your estimated cash proceeds calculation when endorsing your HDB documents in your resale portal.
