If I get 200k cash proceeds from the sale of my first HDB flat, must I use 50% of the proceeds (which is 100k) for my next HDB flat (BTO)? I understand that this will be the case if I take up the 2nd concessionary loan from HDB. What if I have enough money in my CPF OA to pay for my new BTO in full? Can I then keep the 200k cash proceeds?

Hi,

Yes if you take up another HDB loan, 50% of the cash proceeds and all CPF OA will be utilized for the next property. If you choose not to take HDB loan, there is no requirement to use the cash proceeds from the sale.

However, do note a resale levy will apply as the next BTO is considered your 2nd subsidized flat. This amount depends on the room type for the 1st subsidized flat. For example if current BTO flat is 4 room, a resale levy of 40k applies and this has to be paid in cash.

    You have not answered the whole question regarding having enough $ in cpf OA.
Dear Sir/Mdm,

If you have enough CPF in your OA account, you are not required to take a loan and you WILL BE ABLE to keep your 200k of sales proceed.

Hi,

You might have heard this from your friend regarding this.
It is known as "Right-sized" policy. This is only applicable when you are taking 2nd housing loan from HDB.
This is also happened to people using "Enhanced Contra Facility", which meant that there is also a 2nd housing loan from HDB.

Thus as long as you are not taking 2nd concessionary loan from HDB, you don't have to worry about "right-size" policy kick in.

In fact, those who still wished to make the next purchase with loan, may take up bank loan instead of HDB loan to avoid this.
