Which property transaction are you referring to? HDB or private?
Usually its 1% of purchase price plus GST as commission to your representative for HDB transaction.
As for private transaction, we will usually collect from developer or seller's representative.
Getting a professional as your representative will usually be beneficial as he/ she is able to assist you in calculating your budget (with loan and finances on hand), explain the procedure, arranging suitable units (according to your requirements and budget), explain what price should be offered, negotiate for a good price, settle paperwork etc.
If you wish to have a neutral and third party advice, you can consider to engage a representative.
