Hi,

Yes you can submit various resale checklist, but each checklist is unique, with its own serial number and tied to one agent. To be honest, with current technological advances a quick search online and all of us will know multiple agents are engaged to market the house.

Now put yourself in your potential buyers shoes, he/she will think your listing is for urgent sale since it requires various agents to market. He/she will also call the agent with the lowest price. Is that really the experience you want to go through in such current subdued resale market? I would encourage you to engage an agent exclusively to market and interview them to understand the working style, track record and marketing plan.

    Sellers give exclusive listing so one agent can take his/her own sweet time to market? I think you should have more confidence in yourself, I have met many non exclusive agents who get the job done better than those who sign exclusives with clients.

    I am perfectly open about letting agents know other agents are marketing as well. Competition is always a good and healthy thing for customers in all kinds of businesses unless agents are afraid to compete. Signing exclusive agreements is actually anti-competitive in nature and I am against all sorts of anti-competitive practices.

I do not disagree with you on your thoughts on exclusive marketing rights, however, perhaps we can also share how exclusivity can benefit a seller.

With more different salespersons working on a unit, what you as a seller probably benefit from is the extensive network of advertisements from the different salespersons. Nevertheless, comparison among the salespersons you have engaged by the potential buyers will also escalate where they will likely make appointment with the salesperson who quote the lowest price to try. End of the day, this figure quoted will form an impression that the lower price can close towards the buyer. End of the day, it could take an extensive period in order to achieve your pricing.

In a competitive market, which you encourage, commitment towards a partnership is important too. If you show commitment to a salesperson in giving exclusivity to the salesperson for marketing, in return, the salesperson is likely going to focus more on your unit to get it sold instead of focusing on open listings where they depend more on their luck.

End of the day, what you need is someone to get the job done at the pricing you are looking for. Exclusivity can be terminated if the salesperson appointed is not performing as per what you say, take own sweet time to market.

    Commitment is important so an agent who has worked hard enough to get the seller's asking price will be handsomely rewarded for his effort with a fat commission. In the real world, commitment without results comes to nothing, don't you agree? An agent can tell me he is "committed" to marketing my unit, swinging one window shopper after another for months but do you call that result? It is high time the authorities scrap exclusive agency contracts and allow for healthy competition among all agents to the best interest of buyers or sellers.
