If I completed a two year tenancy of a HDB flat and then extended for another year and now after 6 months I want to terminate this tenancy agreement because of overseas job engagement, what are the consequences?

You will need to examine the tenancy agreement if it allows you to terminate prematurely. If there is an absence of such clause, chances are you cannot terminate early, and even if you move out early, you maybe liable to pay the full rental contract amount. You may wish to discuss the situation with your landlord on your overseas posting in this case and see if there is any amicable agreement where both parties win and move on from there.

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Hello,

- Terminating your tenancy agreement early usually involves referring to the terms and conditions specified in your lease.
- Most agreements include a clause for early termination, which may require you to provide a notice period (typically one or two months).
- You might also be liable to pay a penalty fee, often equivalent to one or two months' rent, depending on your contract.
- Discussing your situation with your landlord is crucial; they might be open to negotiating a fair settlement given your overseas job engagement.

For tailored advice and support on navigating your tenancy terms, feel free to reach out. Thank you.

Hi,

You will need to look at your TA and what does it state and likely your deposit will be forfeited in this case and you just got to appeal to the landlord if that is the case.

Here's a recommendation:

Review your Tenancy Agreement: Carefully read through your tenancy agreement to see if there are any specific clauses regarding early termination due to unforeseen circumstances like an overseas job offer
