The general practice for purchase, the commission only pay by the seller. Hence the buyer agent will request a share from the seller agent. As for the new launch, the developer will pay the commission. Hence it make the buyer focus on the purchase. If you are purchasing new launch project direct from developer, you do not need to pay your agent commission. For subsale or resale, it depends whether the commission paid out by the seller will be sufficient for both seller and buyer agent to share, otherwise it will be a deal breaker. This is a reason why some buyers prefer to DIY for resale or subsale case as it somehow contradicts the interest level. We will need to find a good balance in such transactions.

Good morning,

Private property buyers do normally pay their agent commission. For developers sales, the commission will be paid by the developer to your agent. The same would be so if it’s resale where the seller agent will share the commission with your agent accordingly.

Hi,

An agent can only collect commission from one party, either the Seller or the Buyer.

In the case of a new launch, the Developer will pay the Agent, hence the Agent is not allowed to collect commission from the Buyer.

In the case of a resale private (sub-sale is inclusive), if your Agent is collecting commission from the cobroke Agent who is representing the Seller, your Agent is also not supposed to collect commission from you.

Hi,

For new launches, the norm is Developer will pay. For resale or subsale, typically it will be a co-share with the seller's agent of the commission payable by Seller. You can also opt to pay the agent you engage if you feel that is more to your interest. May I have more info and requirements about your plans so to make better recommendations? For your question, you do not need to pay your salesperson when you purchase properties in Singapore regardless whether you are buying resale private properties or new launch.

With this question being answered, then I guess you will be looking for someone to assist you in the search for your property if you do not have anyone already in mind.

If you do not have any friends or relatives who are real estate salespersons or if you do not wish to get someone you know, then maybe what I can suggest is that we can actually meet for a coffee and we can chat more about this. There are no obligations at all and we can just take it as knowing a friend. What is important will be your intentions and purpose of this purchase and what are your requirements. What I will do is I can advice you accordingly to what your requirements are. I can also share a little more with you on how the purchase works. This is actually pretty important as well.
