Good morning Mary,

cash portion will depends ultimately on the purchase price, your loan amount eligibility and CPF OA funds you have on hand.

Have you apply for HFE yet? Have anyone assist you in your financial planning before?

If you can obtain a max 80% HDB loan and sufficient CPF OA funds for 20% downpayment in a purchase, your cash portion will be and not limited to $5k option deposit, $120 valuation fee, $80 resale application fee, agent's service fee (1% of purchase plus GST) etc.

Will you be taking HDB or bank loan? For bank loan where maximum loan is at 75%, minimal cash component required will be 5% of the purchase value, depending on how much you are able to loan as well as how much CPF funds you have for the purchase. For HDB loan where maximum loan is at 80%, your cash component can be lower, but usually $5000 at least excluding the miscellaneous fees like valuation requests and resale application fees.
