I assume you are referring to buying a resale HDB first before selling, here are the pros & cons summarized:
Pros:
1) You will be able to take over the next resale flat first and have sufficient renovation time. You will be able to move in first before moving out of your existing HDB
2) You can also take your time to find the right flat first before committing to your sale. This will be important if your next flat has very strict requirements (such as only certain blocks & locations to be near your parents etc), as supply can be rare and pops up once in a while.
Cons
1) You will need to have sufficient cash +CPF OA + home loan to be able to complete the purchase first, since your sale proceeds will not come back in time. This means you could be potentially servicing 2 home loans for a short period of 2 to 3 months.
2) You will have a more constrained timeline to sell (need to sell off your existing property within 6 months after key collection to the next flat). This may affect your potential sale price and sale proceeds.
3) You cannot use contra method since the purchase completion will be earlier than the sale completion.
