Hi,

I assume you are Singaporean and Minimum Occupation Period (MOP) of 5 years has been met for your HDB. If so, yes she can buy condo. Since she is only occupier, she can buy as first residential property and there will be a 5% ABSD on top of the usual 3% BSD . Minimum 5% of purchase price of next condo has to be in cash.

Hi, as of my understanding, if you are a SC, yes your spouse will be able to purchase a private condo.However, there will be a ABSD of 5% incurred.

For the cash outlay for purchase of assuming a $1,000,000 condo. It is as follows

Down Payment: 5% to 25% - 50k - 250k( 5% mandatory in cash, 20% in CPF/cash)
- Stamp duties( ABSD& BSD) - $76.600
- Legal Fees: 1% to 2%

Is the MOP for your resale HDB flat fulfilled? If yes, then she can purchase but ABSD will be applicable. Assuming she is eligible for maximum loan, then her cash portion required will be at 5% of the purchase price if she has sufficient CPF funds to make up for the remaining 20% as well as stamp duties applicable.

Hi Sir,

If your spouse has met the 5 years MOP of the HDB flat as an essential occupier, she is free to purchase a private condo. As a SPR, she will need to pay the Additional Buyer Stamp Duty of 5% on top of the normal Buyer Stamp Duty which is about 3%.

In terms of cash out layout, she is able to secure 75% loan (provided her income is sufficient), the balance 25% will consist of 5% cash and 20% CPF (cash if CPF is insufficient). You will also need to factor in the lawyer fee which is about 2.5k.

As long as your HDB MOP period is met, your wife can use her name to buy a private condo and paying only 5% ABSD (For SPR, 1st property). Buyer stamp duty amount and legal fee would be around 4%. Hope this helps,

The amount of cash required will depend on the property purchase price, the valuation price, and the loan she's able to secure. She will have have to incur 5% ABSD on her first purchase as an SPR, on top of the normal BSD that everyone pays for all property purchases.
