Hi, I understand your questions as - if the buyer can exercise immediately, is it too much to ask if the buyer can just pay minimum exercise fee? The exercise fee is NOT EXCEEDING $5,000. So you are right, it can be $1 - $5,000. However, from seller perspective, no deal is done until the 2 HDB appointments. As such, should the deal not go through, the seller loses precious time, and would gain the option/exercise fee. The fee must be worth his time and risk. Thanks! In the current HDB situtation where the valuation only comes in after the option signed, the buyer has a risk too, if he chooses to exercise the option before waiting for the valuation. The valuation may be way higher than expected, and the buyer has to pay a lot of COV.
