After 2.5 months, is there any particular reason why is your unit still not sold? Did your exclusive agent fail to bring any viewers or lack of viewers to your unit?
My suggestion is to talk to your existing agent on your expectation and if no improvement is seen, then appoint another agent after your existing exclusive agreement has lapsed to save any trouble on your side in sending out a letter of termination.
By then,a new valuation request can be submitted. As for your question if valuation has increased, we are not in a position to advise on this however, as per recent news report, valuation has increased in general with the median COV decreasing.
