Hi Alex,

There is no transaction for a 5room HDB flat in Clementi Ave 6 in the past 3 months.

I have reference the past transactions for Clementi Ave 4 instead, where the selling price ranged from $598k to $652.5k.

As a seller, do not be distracted by the COV you can ask for but rather the final selling price is the most important to you since that is what is affecting the cash proceeds from the sale. COV is more of a concern for buyers as they need to fork out the amount of cash for the purchase since they won't be able to take any loan.

Depending on your unit's condition and level, I am unable to estimate the final selling price for your unit. Where possible, please allow me to pay you a visit to assess and estimate better.

As for agent's commission, we can discuss further and work out on a win-win situation for both.
