I would like to seek your opinion as I'm first time SC buying a resale older flat this year and thankfully can afford to pay it all with cash and cpf.

We wish to stay in a new EC TOP 2021 or a new HDB flat ready by then, hence we want to apply for it over next 1-2 years.

We're only eligible for 20K proximity grant and no other grant due to income ceiling this year.

However my wife will be planning to stop work in 2018-2019 to take care of kids and lower income in total will enable us to apply for HDB/EC.

Is it wise not to take the 20K proximity grant if this is our plan?

Hi,

It appears you have some misconceptions about the hdb policies. The moment you purchase a resale hdb this year, you will be subjected to MOP of 5 years, hence you cannot apply or purchase any BTO or EC in that 5 years, right until 2021.

Since this is the case, you cannot move in to your new EC or BTO by 2021, earliest also 2025 for construction to take place. If you have plans to eventually get EC, why not just purchase it now? Thanks and hope to have more details so to make better recommendations.

Hi,

I believe you mentioned about not taking the PHG because you want to be a first timer when you apply for BTO/SBF next time; but do note that for BTO, you'll definitely be waiting for a couple of years before you can get the flat, or if you're lucky you can get one from the SBF exercise.

However, do note that you'd have to fulfill an MOP of 5 years before you can even apply for BTO/SBF/EC, so you'll definitely be staying in the resale HDB flat for more than 5 years, and 2021 will be out of the question.

Perhaps you should get an EC now, of course with an appeal because of your income. I've seen successful appeal cases.

Afternoon,

You will need to fulfill the current unit's MoP before you are eligible to apply for the new BTO unit. Based on the purchased year of your unit, you can only apply for the new BTO or EC in 2021.

Good morning buyer,

If you purchase a resale HDB without any housing grant, in this case proximity housing grant, you will be able to apply for an EC within coming 5 years (minimum occupation period) that TOP after your MOP date.
