I would like to get some opinions from Guru. I had viewed a unit at Sengkang which is near LRT and 2 stops to Sengkang MRT.Val is 400k and COV asking 25K but it is 3rd floor. The unit is HDB 4 bed. Will it be cheap? Please advise

Hi Birdly,

1. The valuation is not determined by owner but done by a qualified independant organisation assigned by the HDB to determine.

2. If the COV is affordable to you and you feel it makes sense to pay this amount of money especially so if you like the place, why not?

As a salesperson, I always believe there is no cheap buys but reasonable buys. As an owner, will you want to sell cheap?

Afternoon Birdly,

CHEAP have different meaning to people of different needs. Is the asking price within your budget, required amenities and are you looking at something that's fully done up? Units that are too cheap may not be good but priced too high will not get any response. Since you are keen, the unit must have some pulling factors. Weigh it against your requirement and needs. You know the answer better since none of us know you at all.
