I would like to find out the following:
(1) I have an existing HDB 5RM bought from open market 10 yrs ago and planning to buy a resales EA HDB flat, do I need to pay ABSD?
(2) If I am unable to sell my current 5RM flat within the 6 months upon completion of the EA flat, what are the options available for me?

Hi,

No ABSD is required. The current 5rm flat needs to be sold within 6 months after key collection to the next EA flat, meaning there will be more than ample time to market and secure a buyer at a reasonable price. Typically selling it within the required timeline won't be an issue, with the right pricing and marketing strategy. Hi, nope no ABSD is required for a HDB moving to another HDB as you can only own 1 HDB unit. And due to the weak market sentiment, it is advisable to sell away the current unit first before you purhcase the next. Pls feel free to let me know if you need any assistance.

Hi,

If either you or your spouse is a Singapore Citizen, you are not liable to pay ABSD for a HDB purchase. If both of you are PRs, then you will be liable for a 5% ABSD.

Should you purchase your EA flat first, you will be required to sell off your existing 5RM flat within 6 months from the purchase. Failing to do so, you will need to provide to HDB the evidence that you had been trying to sell the flat in the open market. HDB will then make a decision, whether to give you an extension (more likely to happen), or to "buy back" your flat.

Do take note that you are not allowed to rent out your 5RM HDB in the meantime while marketing for sale.

I will love to assist you with your property sale.

You wont be liable to any ABSD unless both of you are SPRs. ABSD for SPR is 5%.

And if you fail to dispose off your interest in existing HDB 6 months from purchase completion, you can try to appeal to HDB for an extension. You will have to keep track and produce evidence that you have been actively marketing your unit at the best effort.

Dear Sir/Mdm,

There is no ABSD payable when you purchase another HDB flat as you are required to sell your current HDB. As long as you have an intensive and comprehensive marketing plan, you will definitely be able to secure a buyer within a 6 months period.

I would usually advise my clients to sell first so that they can reuse the CPF and sales proceeds from their current flat and minimise their cash outlay for the next housing. By selling first, you will also not face the pressure of reducing the asking price as the 6 months deadline to sell becomes nearer.
