I would like to find out the est Val of the 3rm corner flat here in Blk 1/Blk 2 of Hougang Ave 3? LUP is on-going but the flats are old here, but I don't think there will be enbloc soon... What happens the flat reaches 99 years?

The 3I @ Blk 1/2 Hougang Ave 3 is estimated in the region of $280 + /- . I can propose to file for a valuation report to determine more precisely and decide next. I will be available to propose this and alternative to you anytime.

For your next question..should a HDB flat reaches 99yrs, the land will revert to the Government when the lease on the land expires then. But the fact is, the majority of HDB flats today are far from expiry of their leases.
However, some flats in older estates may be selected for redevelopment under the Selective En Bloc Redevelopment Scheme.
