I would like to ask your opinion for 4A unit at 335 Serangoon ave 3. It is mid-flr, next to NEX and MRT station, and renovation estimated 30K. Is 90K a fair COV, if not what is a fair COV.

COV of $90k for 4 room unit of 103sqm which is currently 26 years old? It would be dependent on what you are looking at. I would say it's a tough buy, but I'm in no position to dictate you what to do.
