Hi Amber,

1) You can only get an IPA (In-Principal Approval) from a Financial Institute without an exercised OTP.
2) It is best to contact a banker even before entering into an offer for an OTP.
3) This is to ensure you are not over-committed to your offer.
4) You will go back to the same banker after you exercise an OTP. This will shorten the administrative time to generate a LOO (Letter Of Offer).
5) The current 3M SORA is 3.75%. So depends on individual bank service charges which range from 0.5% to 1%.
6) A fixed-rate package is only available to complete projects. The current packages available are from 3.55% onwards.
7) If you have an urgent case, then visiting a bank physically will be needed. You will have to bring all the payslips for the last 12 months and last year's IRAS assessment for the application, together with your ID.

Hi Amber,

To get a Letter of Offer from a bank, you need to have a valid Option to Purchase from a seller. The bank will then evaluate your loan quantum eligibility based on your age, income, debt etc. and then issue you the Letter of Offer.

Banks usually offer fixed or floating rates, and different bank have different loan packages. its best to check with them directly or use a mortgage consultant.
