I wish to buy my father's share of the flat after his divorce from my mother.

What is the amount of loan am I allowed to take?

Is it the amount he paid for the share of his flat in the 1980s? Or am I able to buy it off from him at a higher price, to reflect the current valuation price of the property?

Hi,

1) The amount of loan you may get from the HDB and the bank is different.
(a) HDB loan: max up to 80% LTV (Loan-To-Value), meaning if the shares compounded to $200k, the max loan you can get is 80% of $200k = $160k.
(b) Bank loan: max up to 75% LTV.

2) How much loan you could get is dependent on your monthly income. Maximum up to 30% of your monthly salary for a monthly mortgage if this is an HDB flat.
3) The process of purchasing of part share is the same as buying any HDB flat. You will have to submit to request for valuation to determine the exact amount of the share.
4) You may consult more advice from the HDB if you are unsure of it.

It is not about you wanting to purchase over your father's share of the HDB, you will be granted. Such transfer of ownership has to be approved by HDB too. In terms of home loan, you will need to submit to up Home Loan Eligibility to determine the amount you are able to loan or you may check with a private bank to work out your loan amount eligible.

1) Purchasing of your father's share will be subjected to HDB approval. It is not a guaranteed transaction when you do decide to buy over.

2) Your share value to purchase will be determined by HDB valuation of the flat.

3) As for you loan, it will largely depends on your monthly income.
- HDB loan: max up to 80% LTV (Loan-To-Value),

eg. For HDB loan, share value of the flat to purchase is $200k, the max loan 80% of $200k = $160k. For Bank loan, 75% of $200K = $150K.
